Sublease Agreement Victoria

This is a sublease agreement to sublet rental property in Victoria, Texas (as described below), subject to the terms and conditions contained in this sublease agreement. The current tenant (the “Sublessor”) agrees to sublease the rental property, and the sub-tenant (the “Sublessee”) agrees to take such rental property and to maintain, perform, and fulfill the promises, conditions, and agreements set forth herein below:

Property Description

The rental property subject to this sublease agreement is located at (Property.Address) (the "Premises").

Term of Sublease

The term of this Sublease shall begin on (Start.Date) and shall end on (End.Date), unless otherwise extended through a mutually agreed written instrument signed by both parties. The Sublessee agrees to vacate the Premises at the conclusion of the term.

Rental Fee

The Sublessee shall pay a monthly rental fee of $(Insert Amount) in advance on the first day of each month. The rental fee shall be paid via check sent to the address (Insert Address).

Utilities

According to the terms outlined in this sublease agreement, the Sublessee assumes full responsibility for covering the costs of all utilities associated with the Premises throughout the duration of the Sublease. This includes but is not limited to, payments for electricity, heat, and water. It is the Sublessee's responsibility to ensure that all utility charges are promptly paid to the appropriate service providers as required by this agreement.

Security Deposit

This deposit is intended to cover any damages, losses, or expenses incurred by the Sublessor in restoring the Premises to its original condition, apart from reasonable wear and tear. The security deposit shall be refunded to the Sublessee, without interest, upon the return of the Premises in the same condition as at the beginning of the term. The Sublessee agrees that the Sublessor may deduct from the security deposit any unpaid rent, damage repairs, or other expenses incurred during the term of this Sublease. The Sublessee shall be provided with an itemized statement of any deductions made from the security deposit within the statutory time frame as required by law.

Condition of Premises

The Sublessee shall surrender and deliver the Premises to the Sublessor upon the conclusion or expiration of the term. The Premises, including all contents, shall be returned in the same condition as it was at the beginning of the Sublessee's occupancy, except for reasonable wear and tear. The Sublessee shall be solely liable for any loss or damage that occurs during the term of this Agreement.

Incorporation of the Master Lease

This Sublease Agreement Victoria includes and refers to the Master Lease Agreement between the Sublessor and the Landlord. The Sublessee has been given a copy of the Master Lease Agreement, and it is attached hereto and considered a part of this Sublease Agreement. The Sublessee will take on all the obligations and responsibilities the Sublessor had under the Master Lease for the entire period of this Sublease Agreement.

Legal Action

If any legal action arises from this Sublease Agreement Victoria, the Party who successfully prevails in the case will have the right to be compensated for their reasonable attorney's fees and court costs.

Guaranteed by Legal Guardian

If the Sublessee is younger than 18 years old, their parent or legal guardian will be responsible for ensuring that all terms, agreements, and conditions of this Sublease are met. They will indicate their agreement and commitment by signing below.

Agreement

This Sublease Agreement constitutes the entire agreement between the Parties and supersedes any previous agreements or understandings. No additions, deletions, or modifications to this Agreement can be made without the written consent of both Parties.

Governing Law and Jurisdiction

IN WITNESS WHEREOF, the Parties have executed this Sublease Agreement on the respective dates set forth below and bind themselves to this Agreement.
