This Residential Sublease Agreement pertains to the subletting of the residential property described below. The Sublessor agrees to sublet the property, and the Sublessee decides to take possession of the residential property, adhering to the terms and conditions outlined in this sublease agreement. The Sublessee commits to upholding all the obligations and agreements stated herein.

1. Term
This Agreement shall begin with the Sublessee taking possession of the Premises on (MM/DD/YYYY) and end on (MM/DD/YYYY).

Upon signing this Sublease, the Sublessee will pay the Sublessor a security deposit of (Amount). The Sublessor will retain the security deposit for the Sublessee's performance of its obligations under this Sublease.
Sublessor will provide Sublessee with written notice of using any or all of the security deposit. Within (Number of days) days following receipt of such written notice, Sublessee will pay Sublessor the amount needed to restore the security deposit to its total amount. The Sublessee may not use or deduct the security deposit as the last month's Rent of the Term.
The Sublessee will get their full security deposit back if they return the property in the same condition it was when they moved in, except for normal wear and tear.

6. Smoking Policy
Smoking, in any form, is prohibited on any part of the premises. This rule applies to the Sublessee and any visitors or occupants on the property.
7. Parking Space
The Sublessee is permitted to utilize the assigned parking space(s) on the property for parking operational passenger vehicles only. The parking space must not be used for vehicle storage or maintenance. Additionally, the Sublessee is prohibited from parking cars in unauthorized areas or in a way that hinders access to communal areas.
8. Maintenance and Repairs
The Sublessee is responsible for maintaining the Premises and all appliances and fixtures in a well-maintained condition. Without the prior written consent, the Sublessee shall refrain from painting, adding, or changing locks or making any alterations to the Premises. The Sublessee is prohibited from removing any appliances or fixtures belonging to the Sublessor or Landlord from the Premises for any reason.
If repairs beyond general maintenance are necessary, the Sublessee is required to notify the Sublessor promptly. If this Sublease encompasses shared common areas, appliances, and fixtures, the Sublessee is granted reasonable use of these amenities. The Sublessee is also accountable for repairing or replacing any items if they are damaged or missing due to the Sublessee's actions or omissions.
9. Use of Premises
The Premises will be occupied only by the Sublessee and used only for residential purposes. Sublessee agrees not to use the Premises for any unlawful or hazardous purpose.
10. Subleasing and Assignment
The Sublessee is not allowed to transfer, sublease, or permit others to use any part of the Premises without obtaining prior written consent from the Sublessor. Any attempt to do so without permission will be invalid and have no legal effect.
11. Landlord’s Consent
The Sublessor must obtain written consent from the Landlord for subletting the premises. If the original lease mandates the Landlord's approval before subletting, the validity of this Sublease Agreement is contingent upon securing such permission.
The Sublessor must provide the Sublessee with a copy of the Landlord's written approval at least (Number of days) days before the commencement of the lease term. Failure to obtain the Landlord's consent before this specified date will null and void this Sublease Agreement.
The Landlord may request additional information from the Sublessee, such as a bank statement, or conduct a background and credit check. In such instances, the Sublessee agrees to reasonably cooperate with all necessary inquiries.
12. Severability
Suppose any part of this Sublease is deemed invalid or unenforceable, the remaining provisions remain valid as if this agreement had never included the unlawful or unenforceable portion.
13. Right of Entry
The Sublessor, Landlord, or their authorized representatives may enter the property at reasonable times with at least 24 hours prior notice to inspect, make alterations, improvements, or repair or show the premises to potential tenants, buyers, or lenders. In an emergency, the Sublessor or Landlord may enter at any time.
14. Liability
The Sublessee agrees to return the premises and all furniture and decorations in the same condition as they were at the beginning of the lease term, allowing for reasonable wear and tear. The Sublessee is responsible for any damages to the premises, contents, and common areas. Additionally, any actions taken by the Sublessee's guests are the Sublessee's responsibility and liability.
15. Governing Law
This Sublease will be governed by and interpreted in accordance with the laws of the State of (State), without considering its conflict of laws principles.
16. Agreement
This Sublease Agreement constitutes the complete agreement between the parties involved, overriding all previous discussions, statements, and arrangements, whether written or spoken. By signing below, the Sublessor and Sublessee confirm that they have read and accepted all the terms and conditions herein.
