I. PARTIES

This Office Lease Agreement (herein, the "Agreement") is made and entered into by and between:

II. PREMISES

The Tenant shall have the right to use and occupy the Property during the term of this Agreement.

III. TERMS

IV. RENT PAYMENT

IV. SECURITY DEPOSIT

VI. MAINTENANCE AND REPAIRS

The Landlord shall be responsible for maintaining the Property in good repair and condition, including the heating, ventilation, and air conditioning systems, electrical and plumbing systems, and all common areas. The Tenant shall be responsible for keeping the Property clean and in good condition and shall immediately notify the Landlord of any needed repairs. The Tenant shall not perform any repairs or alterations to the Property without the prior written consent of the Landlord.

VII. UTILITIES AND OTHER EXPENSES

The Tenant shall be responsible for paying for all utilities and services used in connection with the Property, including but not limited to electricity, gas, water, and internet. The Landlord shall be responsible for paying for property taxes and insurance on the Property.

VIII. SUBLEASING

The Tenant shall not sublease the Property or any portion thereof without the written consent of the Landlord, which shall not be unreasonably withheld.

IX. TERMINATION

This Agreement may be terminated by either party upon (number) days' written notice if the other party breaches any material term or condition of this Agreement.

X. GOVERNING LAW
